Buying your first home in San Diego is one of the most exciting — and intimidating — things you'll ever do. With median home prices among the highest in the nation, it can feel out of reach. But I've helped over 300 first-time buyers close in this market, and I'll tell you what I always tell them: the biggest obstacle isn't the market. It's not knowing the process.

Here are the 7 steps that take you from renter to homeowner in San Diego.

Step 1: Know Your Numbers Before You Do Anything Else

Before you search a single listing on Zillow, understand your financial picture. Pull your credit report, calculate your monthly income, and list your debts. Lenders use your debt-to-income ratio (DTI) to determine how much they'll lend you. Most conventional loans require a DTI below 43%.

If your credit score is below 620, spend a few months improving it before applying. Every point matters — a higher score means a lower interest rate, which translates directly into a lower monthly payment.

Step 2: Explore Down Payment and Assistance Programs

San Diego has several programs designed specifically for first-time buyers:

  • CalHFA MyHome Assistance Program: Offers down payment and closing cost assistance
  • San Diego Housing Commission programs: For buyers meeting income limits in the city
  • VA Home Loans: Zero down payment for eligible military and veterans

In a competitive market, your offer needs to be clean, well-structured, and backed by a strong pre-approval. That doesn't always mean the highest price — sellers also care about contingencies, closing timelines, and the likelihood that the deal will actually close.

Your agent should help you craft an offer that's competitive without being reckless. Sometimes a personal letter to the seller, flexible closing dates, or a larger earnest money deposit can tip the scales in your favor.

Step 7: Navigate Escrow and Get to the Finish Line

Once your offer is accepted, you'll enter escrow — typically 30–45 days. During this time you'll complete your inspections, finalize your loan, and review disclosures. Don't skip the inspection. Even in a competitive market, knowing a home's true condition protects you.

At the end of escrow, you'll do a final walkthrough, sign your closing documents, and get your keys. First-time buyer or not, that moment never gets old.
